Travel can be stressful for guests. “How do I know I have a reservation?” “How do I check in?” “Where can I park?” “Where are the best tacos at 12:15am?” We’ve heard ‘em all!
We automate confirmations, check-in information, day-after check-ins, and check out instructions, which covers a majority of communication (and prevents mistakes). But when a guest needs help, we’re there for them. If a lock fails, or they need concierge-type service, we go above and beyond to help them have the best Airbnb experience in the city.

We will stage your property – either using what you have or help you purchase what you need. Then we’ll clean it top to bottom, and get it ready for professional photography. After photography, we’ll organize your photos, pick out the best ones, organize them, and write captions. We’ll write your listing, give it a catchy headline, set up all of the rules, and get it published!
We’ll also create a “house manual” for your place, that’ll give your guests all of the information they need for a great stay, from any operating quirks to your (or our) favorite recommendations in the city.
With guests checking out at 12pm and new ones arriving at 4pm, we ensure that listings are turned over on the same day.
Same day turnovers mean more money for you, by keeping your occupancy high. Our world class cleaning crew professionally cleans, launders, and restocks consumables (on our dime).
We complete random spot checks and follow checklists to ensure your place is spotless. Our cleaning scores are through the roof, and we’re confident that we have the best cleaning crew in the city.
Finally – our cleaning scheduling is automated, so we never miss a day – you don’t have to do a thing!

The best property in the world, priced incorrectly, loses money
Many hosts, including the pros, make the mistake of focusing on OCCUPANCY, when the focus should be on REVENUE. 100% occupancy at $100 a day will make less money (and attract the wrong guests) versus 75% occupancy at $200 a day.
Our software takes into account the number of days before check-in, local events, seasonality, day of the week, and more. We let the software guide our decisions, and (though rare) we adjust it if we feel it’s missed something.
While we can’t eliminate every bad guest from booking, we can react quickly, and get reimbursed if something happens
An ounce of prevention is worth a pound of cure
We install Nest cameras in the front, Minut decibel meters inside, and smart deadbolts on your front door. This is clearly explained in your listing - most guests with bad intentions simply don’t book your property.
Unfortunately, unauthorized parties will still happen if they don’t read the listing or house rules - we’ve all seen the news articles. We monitor these devices, and know the process to notify Airbnb, our security team, and if needed, the police, to break it up.
If this does occur, we know how to get you reimbursed through Airbnb’s Host Guarantee, leaving your property clean and as good as new.

You are our perfect client if you own an investment property and would like to earn more money, with less headaches, than you do with long-term tenants. No experience with STR? No problem – we’ll teach you everything you need to know. If you’re interested in buying property to use as STR, let us know and we can put you in contact with preferred partners in the city that understand this unique business model.
We only host “Entire Place” listings, which means we will not be able to assist you in managing a “Private Room” or “Shared Room”. We also don’t manage “part-time” residences, unless it’s your second home / vacation home.
Mintbnb charges a hosting fee of 20% of Net Rental Revenue (the rental paid by guests, excluding cleaning costs). Please see our Pricing tab for more details – we do a lot!
The cost of cleaning your property is charged to your guests. We set competitive cleaning fees and pay our cleaning crew a living wage. You aren’t charged a management fee on these rates and they are considered passthrough to our team, with no out of pocket costs to you.
Definitely! If you have a profile, great, but if not, we will help you get set up as part of our onboarding process. If you already have a listing, we can decide whether to start from scratch or co-host it, based on your existing reviews. We always create your listings under your profile, if you ever decide you want to manage it yourself!
We will gladly take over and manage reservations booked through Airbnb prior to your signup. These will be treated the same way as reservations secured after signup and will also be charged the normal hosting fee.
The below list is a high-level minimum of key requirements. If you’re unfurnished or minimally furnished that’s not a problem, we’ll help you get the look you need! If you’re already furnished, we’ll walk you through our checklist during our property inspection to see if there’s anything missing.
• Furnishings: Mintbnb-approved quality furnishings. Including but not limited to comfy couches, HDTVs, 10”+ queen (ideally king) mattresses, a stocked kitchen, and more.
• Smart Lock: This allows us to change the codes and give guests an easy way to check in. They also don’t have to keep track of a key!
• Lock box: This is a backup in case anything happens with the electronic lock.
• Bedding: We require a minimum two full sets of bedding and towels.
• Internet: We require minimum 100mbps internet in all listings we manage. We can help coordinate an install if you need it!
• Other Essentials: We’ll help you get started with everything you need to have a successful property.

The first thing you notice upon walking in is the impeccable decor. It is so beautifully decorated and perfectly coordinated. Very cozy and perfect for us. Close to lots of restaurants and shopping. The host was super responsive and very friendly. We would definitely recommend a stay here.
Jordan is a great host; proactive, responsive and friendly. The location is a couple of blocks from the beach. If you're looking for peace and quiet, with tons to do just around the corner..... it's perfect.
